Fire Pit at Peabody's Hip Little Stay B & B Luray VA

Welcome to Peabody’s Fire Pit Area

  • An authentic country style fire pit area in your B&B beautifully landscaped backyard right in the heart of Luray!   
  • Custom made from Shenandoah Valley timber, our pit seating is the best place to enjoy a warm fire on cool evenings.
  • Reservations for the self-service 7 PM – 10 PM open fires are required in advance. 
  • Wood and a way to light is provided.  So have s’more fun at your in-town oasis~ reserve today!

Cancellation or Non-Arrival Policy

  • All cancellations are accepted verbally or in writing.
  • Any change to the reduction of the length of stay will also be regarded as a cancellation.
  • No shows are charged in full.

Reservations & Payments

  • One night stays are welcomed for any suite.
  • We accept last minute reservations.
  • Reservations will be considered non-refundable 30 days prior to your arrival.
  • Full amount for reservation is due when the reservation is made.
  • PayPal, cash, along with all major credit and debit cards are accepted.
  • Taxes will be charged in addition to daily rate.
  • State and Local taxes apply

Current Virginia Sales Tax rate: 5.3%
Town Lodging Tax rate: 5%
Town Meals Tax rate: 4%

Check-In & Check-Out

  • Check-in:  After 3 PM – NO EXCEPTIONS (Please provide approximate time of arrival.)
  • Late Check-in:  After 6 PM – Please contact host for self check-in instructions as we are usually not available after 6 PM.
  • Check-out: 11 AM, or later by prior arrangement with host.

“Quiet Time”

  • Daily 10 PM and 6 AM is designated “quiet time” on the property.
  • The hosts and guests will cooperate to ensure a peaceful environment conducive to relaxation and sleeping.
  • This designated time follows the Town of Luray Nuisance Ordinance of 10 PM to 6 AM.

Climate Control

  • Unless approved by host in advance, air conditioning thermostat for the suites is not set below 74 degrees and heat control thermostats are not set above 68 degrees.
  • Unless temporarily utilized, suite windows are only to be opened when the climate control systems are turned off.

Smoking, Fire Prevention & Fire Pit

  • We are proud to offer our guests a smoke free environment.  No smoking is permitted anywhere on the property.  This also includes vaping.
  • No grilling is permitted anywhere on the property by guests.
  • All ashes and coals are to be disposed of in the marked metal bucket provided by the fire pit.
  • During County announced fire danger conditions a campfire is prohibited – extreme caution is to be exercised  when using the fire pit.
  • Fire Extinguishers are provided in each suite for emergency purposes.

Weapons

  • No lethal weapons of any kind are permitted on the property without the owner’s prior consent.

Room Occupancy

  • Guest acknowledge that this is an adult retreat and no children under 12 are permitted.
  • Only overnight guests are permitted on our property and in their appointed suite.
  • Only two guests are permitted in their appointed suite unless prior arrangements are made and a fee of $30.00 per extra guest per night is paid in advance.
  • Household pets are not permitted on the property or in the suites.
  • Service dogs are welcome.
  • Please contact us for disability accommodations.

Security

  • Although Peabody’s ‘Hip Little Stay’ B&B is very safe and located in a relatively public location, while on the property, guests assume responsibility for securing their cars, valuables and personal items.
  • Although priority is given to protecting the privacy of the guests, the hosts reserve the right of access to the suites for maintenance and safety purposes.

We are Eco-Friendly!

  • Personal Hygiene Supplies are not provided.  (Toothpaste and hair care products can be easily found at Dollar General, located across the street.)
  • Personal Hygiene Supplies left behind will be donated to Choices of Page County, a local emergency shelter.
  • Guests are encouraged to recycle all plastic, paper, cardboard, glass and aluminum cans.
  • Plastic grocery bags will be returned to store.
  • Bed Linens and Towels are per stay at no charge.
  • No synthetic or non-biodegradable materials or chemicals are to be flushed.

 

Other

  • We are not responsible for items left behind.  Please check your suite thoroughly before check-out.

 

Outdoor Safety!

Here are some outdoor safety tips to keep in mind as you prepare for your stay.

Spring & Summer: 

  • Check the local news and social media for closures and warnings.
  • BE SURE TO TAKE & DRINK PLENTY OF WATER!
  • Dress appropriately for the weather.  Long pants and layering are both recommended. Wear comfortable shoes, socks, a hat or bandanna and good sunglasses.
  • Use water shoes at all times in the local waterways and falls.
  • Wear sunscreen, seek shade and higher elevations to stay cool!
  • Prevent attracting insects – avoid using fragrant perfumes and washes; use an organic and environmentally safe insect repellent. Check for ticks regularly and following your time outdoors!
  • Prevent attracting animals – leave non-packaged food especially behind!
  • Watch for reptiles and native animals – do not disturb them!
  • Let someone know where you are going!

Fall & Winter:

  • Check the local news and social media for closures and warnings.
  • Exercise caution with walking or driving in snow and ice.  Beware of “black ice”!
  • Dress appropriately for the weather fluctuations and avoid exposure!
  • Avoid getting wet or damp.
  • Take and drink water!
  • Let someone know where you are going!
